Ogwen Valley Holidays Access Statement : Ty Pengarreg Cottage Flat
The
Cottage Flat is on the 1st floor, which is part of an extension
built onto a semi-detached cottage of about 150 years old.
It is set in ¼ acre of garden which gently rises
to the rear of the cottage.
Guests have use of the garden
which has a large terraced lawn with garden furniture.
The area is the Snowdonia Mountains.
There are open view
of mountains, heath and fields. Convenient and easily accessible
location on the A5.

Parking
adjacent to the flat by driving a slight incline. From here
there is a wide, level, concrete path to the rear entrance.
This is approached by four, 25cm steps with R/H hand rail.

Standard
76cm door, with small step up and bottom rail. Thin flat door
mat. Small hallway with coat hanging space.

Curved
90o pine staircase with 3 kite shaped stairs on the curve.

room has small kitchen off. Electric cooker, fridge and standard

throughout, with additional lamps as described.

well behaved dog is welcome.

Shops
(1.5 miles away) at Bethesda are a 25 min walk, with
pavement all the way. Public transport from southern edge of
Bethesda, 1 mile away.

Pen
y Graig Old Farm is about 150 years old and was originally
a small holding. It is the end cottage of a short terrace
of three.
A dairy which was built at the rear, is a step
down from the original two storey, double fronted cottage.
It is in a convenient and easily accessible location, less
than 200meters from the A5.
It is situated in a cul de sac,
is not overlooked and is very private. The area is the Snowdonia
Mountains. There is a bus stop on the A5 which is a minute
from the cottage.

Approached
from the A5 up a short hill, then along a very short level
driveway.

The
front door is a standard 76cm with bottom rail, which opens
onto a narrow hall.

There
is a step up to the side entrance is by a half-glassed
porch. The door is 84cm with bottom rail. The kitchen at the rear is a step down from the original two storey, double fronted cottage.
This leads to a small entrance hallway and off this is the
utility room which has WC, small wash hand basin and houses
the automatic washing machine and tumble drier.

From
the hallway there is a step up into the large kitchen/dining
room. Standard height kitchen units and large range style cooker
with gas hobs and electric ovens.
- From the kitchen there is a step up to small hallway with the lounge off to the right through double doors which are three quarter glassed doors in a 4’/122mm opening. There is one high back wing chair and a 2 seater sofa and a 3 seater sofa. Remote control TV.

To
the left off the small hallway is the downstairs twin bedroom.
This has a single with a full size pullout bed underneath.
This is a 'Health Bed' being made of non-allergenic materials.
When used as a 'twin' the beds are ready set up and for single
occupancy, the 2nd is stowed.

the 1st floor there is a small double bedroom and large twin.

The
bathroom has a standard suite with shower over bath. Non-slip
rubber mat included. Heated towel rail and shaver point.

Décor
is light with good contrast to carpeting.

A
well behaved dog is welcome.

The
main parking is by side entrance and is a large slightly sloping
concreted yard with ample parking for 3 cars. The large garden
goes down from the cottage and has two terraced lawns. It is
approached by random shallow slate steps.
